How we go about solving your leaky home problems
If we’re dealing with a possible leaky home, we:
Survey first >> Look at the overall picture !!! ie Is it more cost effective to repair and or restore and or repaint, how will any work affect the end value, how will any work affect the occupants and most importantly how will the work add to the buildings longevity. This initial appraisal is free of charge.
Detect>> Initially we carry out a non-invasive inspection using a variety of tools. If necessary, we progress to the next stage which usually means a cavity or invasive cladding inspection. This process is aimed at carefully determined trouble spots to get a complete picture of the damage, if any, caused by weather tightness issues. The strength of the timber, the treatment remaining in the timber and the moisture content on the outside edge of the framing can also be determined at this point.
Target >> Trace the source of a water ingress with accuracy, to enable our repair work to be completed quickly, with minimal fuss and intrusion.
Advise >> You have a number of choices from the most basic of needs to enhancing your home with style and flair. The major restrictions are your budget and how much time you have available. The experts at WeatherTight Construction Management can advise you, so that the solution you choose makes sense in terms of practical circumstances and the eventual market value of your home.We can also help in any application to the council / Govt for their 25%/25% contribution.
Quote >> We are hugely aware of cost considerations. Our proposals always include a range of steps to reflect the minimum needed and the best possible solution. We prepare estimates and quotations that are tested by our in-house quantity surveyor. The object is to provide value for money at every stage of the process. Our costs also bear in mind the current and the end value of your building, with a cost benefit analysis process which identifies the best course of action.
Temporary fix >> Our purpose is to provide a solution which permanently stops the leak or leaks. However, in some circumstances it will be prudent to take measures which temporarily treat the leak or leaks before the proposed main work. This gives you some peace of mind while the drawings are being prepared, consents applied for, etc. Temporary measures may also prove necessary to mitigate any further losses during the progress of any arguments advanced against those responsible for the leaks. In these cases we employ a number of construction techniques to either stop or minimise the existing problem. One option is to apply temporary cladding on the weather side of the leaky building only. We can also apply a limited maintenance programme to keep damage in check.
Repair of cracked cladding and Paintwork >> Our company has qualified builders and painters who are always supervised by a professional project manager and a registered architect. Our team follows a comprehensive but to-the-point work plan. All our repairs are tested during and on completion of the job.
In all these tasks we make full use of our access to:
Architecture
Ever mindful of good working practice and enduring aesthetic value, an architect can maximise the value of your property and help you negotiate a path through the complicated consent process. We are fortunate to have an outstanding architect working with us here at WeatherTight Construction Management. Eugene Slabbert will ensure weather-tightness, adding style and flair if you choose, without running up any avoidable costs.
Quantity Surveying
Cost and value for money are always at the forefront of our thinking. We weigh up the many alternatives to give you maximum value for money. We test any proposal against alternative construction methods, looking always to maintain quality in relation to budget needs. We aim to work closely with all parties to ensure the repair or repairs plus any additions maintain a sensible balance compared to the end value of your property.
Valuation
We offer a registered valuation of your property as it is at the moment and, importantly, as it will be after our proposals have been implemented. These figures are crucial in determining budgets against which to frame any architectural design or building construction.
Building Surveying
Professional building surveyors, in partnership with our architect and project manager, can be called upon to produce forensic reports. We use these in conjunction with other expert evidence should you need to pursue those responsible for your leaky building problems.
